Golden Visa investment

The Portuguese Parliament has changed the Golden Visa Programme and there are now different ways to apply for a Golden Visa:

  • Creation of at least 10 job positions.
  • Invest €500,000 in research activities.
  • Invest €250.000 to support the investment in artistic/cultural production.
  • Invest €500,000 in investment funds.
  • Set up a company, investing €500,000 and creating five permanent jobs.

From now on, it will no longer be possible to acquire a Golden Visa simply by purchasing real estate. However, there are various qualifying touristic investments that offer attractive returns and stunning accommodation, which may suit many investor's needs.

So, the Golden Visa has changed but what opportunities are there now? These are some of the frequently asked questions we receive about investing in property in Portugal:

  • Can foreigners buy property here? YES, there are no restrictions regarding EU or non-EU citizens purchasing property in Portugal.                                                                                                                                                                                                    
  • With Brexit, can a UK citizen spend time in Portugal? YES, UK citizens can spend 90 days in any 180-day period in Europe.                                                                                                                                                                                                
  • Can UK citizens live in Portugal post-Brexit? YES, there are numerous other residence visa options, there's the D7, which many people are familiar with, but there are also visas for students, investors, entrepreneurs, and more.                                                                                                                                                                                                     
  • What about US citizens, can they still live in Portugal? YES, provided they apply for one of the other visa options above. If you reside in Portugal with a five-year residence permit, you can then apply for permanent residency or Portuguese citizenship.                                                                                                                                                                                                
  • What about retirees? Is it a good place to retire? YES, according to the Annual Global Retirement Index, Portugal ranks number 2, behind Costa Rica.                                                                                                                                                                          
  • Can foreigners obtain a mortgage for property investment in Portugal? YES, mortgage rates are favourable, and the loan can last for between 25 and 30 years. The upper age limit is usually 70.
